With the major expansion of tourism in Saudi Arabia, the environmental requirements for hotels and resorts matter more than ever, especially for resorts in natural and sensitive coastal locations. New projects: the environmental file starts with the site
New hotel and resort projects start with the classification form and the environmental construction permit under the Environmental Permits Regulation. The site is decisive: environmentally sensitive areas in the regulation include protected areas, parks, forests, wetlands, mangroves, beaches and scenic sites, and a project within or 500 meters or less from them needs a detailed EIA. Projects involving reclamation or dredging within 400 meters of the shoreline need approval from the Permanent Committee for the Protection of the Coastal Environment, according to the Saudi Business Center.

Waste: explicit obligations
The Waste Management Law requires waste producers to rationalize resource use, reduce waste, store it in designated places and sort recyclables, and requires residential and commercial compounds to contract a provider licensed by the National Center for Waste Management (MWAN). A hotel produces several streams that need different routes: organic from kitchens, recyclable from packaging, hazardous from maintenance (batteries, lamps, paints, pool chemicals), and medical if there is a clinic.
Noise, neighbors and guests
A hotel can be both a noise-sensitive receptor and a noise source. The Noise Regulation places tourist sites and parks in Category A with 50 dB by day and 40 at night, and commercial areas in Category D with 65 by day and 55 at night. So generators, compressors and cooling towers are placed away from rooms and neighboring homes, and noisy tests and maintenance are scheduled during the day.
Cooling systems
Air conditioning and refrigeration gases are regulated by the Implementing Regulation for Ozone-Depleting Substances and Hydrofluorocarbons, which requires anyone repairing or servicing equipment containing them to hold a license or permit, use recovery equipment and not release them, and prohibits disposing of controlled equipment without NCEC approval.
